AI Tools Today: ChatGPT Voice gets GPT-Live-1.1, Plus and Pro can build any number of Sites, and xAI ships Grok Voice 3.0
OpenAI rolled out GPT-Live-1.1 and new voices in ChatGPT Voice and opened up Sites for Plus and Pro subscribers, and xAI released Grok Voice 3.0 for businesses building voice agents. Plus this week's Freddie Mac mortgage rates and the latest MBA mortgage application numbers.
Today’s three items cover two updates inside ChatGPT from OpenAI and a new voice model from xAI that businesses can put behind their customer calls. We close with this week’s Freddie Mac mortgage rates and the latest weekly mortgage application numbers from the Mortgage Bankers Association.
ChatGPT Voice gets a more natural model and new voices
OpenAI began rolling out GPT-Live-1.1 in ChatGPT Voice on October 15, along with GPT-Live-1.1 Quip, a smaller version of the same model, and OpenAI says the update brings more natural accents across languages and a wider range of short spoken phrases that let you know when it is looking something up. The release also adds new voices for French, German, Hindi, Japanese, Korean and Mexican Spanish, plus a new English voice called Bubbie, and you choose one under Settings and then Voice, where OpenAI notes the voices you see can vary by region and account. (OpenAI)
Price: price not published for GPT-Live-1.1 itself, and OpenAI’s plans page lists Voice on the Free, Go, Plus and Pro plans, with ChatGPT Plus at $20 per month (ChatGPT plans, OpenAI Help Center)
For your office: if you work with Spanish speaking buyers or tenants, try the new Mexican Spanish voice to rehearse a showing walkthrough or a lease explanation out loud, and have a fluent colleague listen to one session before anyone uses it with a client.
ChatGPT Plus and Pro subscribers can build as many Sites as they need
Sites is the ChatGPT feature that turns your work into an interactive website or lightweight app, such as a dashboard, a project tracker or a report you can share by link, and OpenAI posted on October 15 that Plus and Pro subscribers can create any number of Sites within ChatGPT’s usage and storage limits. Sites launched in public beta in July, and OpenAI has since added the ability to change a Site’s web address and to share a Site with people outside your workspace. (OpenAI)
Price: ChatGPT Plus is $20 per month and ChatGPT Pro starts at $100 per month (ChatGPT Plus, ChatGPT Pro tiers)
For your office: build one Site for each active listing or development project that holds the timeline, the open items and the latest status notes, and send the link to the seller or the investor group so everyone checks the same page between calls.
xAI releases Grok Voice 3.0 for businesses building voice agents
xAI released Grok Voice 3.0 on October 14 as a speech to speech model, which means it listens and answers directly in voice, and it runs in xAI’s Voice Agent API, the connection developers use to build AI agents that hold spoken conversations with customers. xAI says it responds in under one second and handles pauses, turn taking and interruptions, that it powers the voice mode in Grok Bot, and that Starlink’s call centers use Grok Voice to answer 20,000 customer calls a day. Grok Voice 2.0 is now deprecated, so developers on it can move to 3.0 at the same price, and apps set to xAI’s latest version alias upgrade automatically. (xAI, xAI release notes)
Price: $0.08 per minute, which xAI lists as $4.80 per hour (xAI)
For your office: if you have been weighing an AI receptionist for after hours leasing or maintenance calls, ask your developer to price a small pilot on Grok Voice 3.0 at the published per minute rate and compare it with the voice tools you already pay for.
In the industry
Freddie Mac reported on October 15 that the average 30-year fixed mortgage rate held at 7.40% this week, the same as last week and up from 6.27% a year ago, while the 15-year fixed rate eased to 6.71% from 6.73%. (Freddie Mac via GlobeNewswire)
The Mortgage Bankers Association reported on October 14 that mortgage applications fell 2.7% in the week ending October 9 as the average 30-year fixed contract rate on conforming loans rose to 7.5% from 7.49%, and purchase applications were down 4% for the week and 16% below the same week a year ago on an unadjusted basis, which is useful context when you set expectations with sellers about buyer traffic this month.
