AI Tools Today: Meta ships Muse Wonder, Claude agents split up big jobs, and Workspace Studio gets smarter flows
Meta released its Muse Wonder models, Claude Managed Agents can now run dynamic workflows, Google added new logic and search steps to Workspace Studio, and Cloudflare launched Clef-omni. Plus wider mortgage spreads and record commercial mortgage debt.
This Monday issue covers what shipped from Friday through this morning, and we picked four releases from Meta, Anthropic, Google and Cloudflare that a brokerage, property manager or investment team can put to work. After those we close with two numbers from the mortgage and commercial lending markets that are worth having in hand this week.
Meta releases Muse Wonder, its most capable agent models so far
Meta released Muse Wonder and Muse Wonder Full on October 12 and calls them its most capable models to date, built on Muse Spark for agent work (an agent is an AI that works through a multi-step task on your behalf) in areas like law, finance and coding. Two new abilities matter most for an office: Active Memory keeps what matters to you across conversations and brings it back when it is useful, and Active Focus keeps the model working toward a goal when a task gets hard, so it can try another approach, recover from errors and check in with you before it acts on something important. Muse Wonder is available today to developers through the Meta Model API and Muse Code, Muse Wonder Full is available to Muse Code subscribers, and Meta says Muse Wonder will soon power the Muse app, rolling out to subscribers first. Price: price not published (Meta announcement)
For your office: when Muse Wonder reaches the Muse app, give it one recurring job that depends on memory, such as keeping track of where each active listing stands from one week’s conversation to the next.
Claude agents can now split a big job into many smaller ones
Anthropic added dynamic workflows to Claude Managed Agents on October 9 as a beta, and Managed Agents are Claude agents that Anthropic runs on its own servers for the people who build on its platform. For work with many pieces, such as reviewing hundreds of documents, the agent can now write a workflow, which is a small program that runs many agents in phases and combines their results, and Anthropic’s servers run it in the background while you follow its progress. This is a developer feature, so whoever builds your Claude tools turns it on through the Claude API. (Anthropic)
Price: tokens (the small chunks of text an AI model reads and writes) are billed at the standard model rates plus $0.08 per session hour of running time, and the pricing page lists no separate charge for workflow runs (Anthropic pricing)
For your office: a lease audit across a whole portfolio or a due diligence review of a full data room is the kind of job this was built for, so if one is on your calendar, ask whoever builds your Claude tools to scope it as a workflow run.
Google Workspace Studio adds smarter steps for email and meeting follow up
Google announced four new steps for Workspace Studio on October 9, and Workspace Studio is Google’s tool for building flows that run on their own when something happens in Gmail, Drive, Calendar or Meet. Flows can now make decisions inside other decisions, a Gmail trigger can ignore follow up replies so a flow runs only on the first email in a thread, the Meet step can pass along the full invitee list and other Calendar details with templates for post meeting follow up emails, and a new Drive step searches for matching documents. Google says the rollout starts October 13 and can take up to 15 days to reach every account, and it covers all Workspace customers and Workspace Individual subscribers who have access to Workspace Studio. (Google)
Price: Google’s pricing page lists Workspace Studio as included in the Business Starter, Standard, Plus and Enterprise plans (Google Workspace pricing)
For your office: build one flow that fires when a new inquiry lands in your listings inbox, so it runs once per new lead and leaves the back and forth alone, and a second one that drafts the follow up email after every owner or client call you hold on Meet.
Cloudflare launches Clef-omni, a low cost model that reads audio, video and photos
Cloudflare released Clef-omni on October 9 on Workers AI, which is Cloudflare’s service for running AI inside websites and web apps, and the new model takes audio, video, images and text in a single request. Clef models are built to sort what they are given and make a decision about it, which suits jobs like tagging listing photos or routing incoming voicemails, and Cloudflare also cut the price of Clef-flash and made the hosted Clef model faster in the same release. (Cloudflare)
Price: Clef-omni launches at $0.15 per million input tokens, and Clef-flash drops to $0.038 per million input tokens from $0.09 (Cloudflare)
For your office: if your website already runs on Cloudflare, ask your developer to test Clef-omni on sorting the photos and video that come in with each new listing, since it reads all of them in one request.
In the industry
HousingWire’s Logan Mohtashami reported on October 10 that mortgage rates sit at 7.48% with the 10-year Treasury yield holding near a key 5.35% level, and that the spread between mortgage rates and Treasury yields rose to 2.12% from 1.98% the week before. He also counted 54,060 weekly pending sales against 63,883 in the same week of 2025, with purchase applications down 2% week to week and 15% year over year. (HousingWire) SIFMA recommended a full close of U.S. bond markets today for Columbus Day, so the next bond market move for mortgage pricing comes when trading reopens. (SIFMA)
The Mortgage Bankers Association reported on October 10 that commercial and multifamily mortgage debt outstanding reached a record $5.1 trillion at the end of the second quarter, 4% higher than a year earlier. Agency and GSE portfolios and the mortgage-backed securities that finance apartment buildings grew fastest at 8.2%, while CMBS (bonds backed by pools of commercial loans) grew less than a third as fast as the market and REITs cut their holdings by about 5%, which is useful context for any apartment owner shopping a refinance this quarter.
